Keep in mind, when purchasing a Mobile Home, If you are NOT buying the land with it, it is considered an auto. What does that mean? In essense, your mobile home is actually a USED VEHICLE.
Therefore, standard real estate laws may not apply to the purchase. In standard Real Estate practices, a seller MUST disclose certain issues that are not easily visible such as mold, leaks, roof issues, etc. Since a mobile home that doesn't include land is considered a vehicle, these laws don't apply! The Seller does not have to disclose these nor other issues the mobile home may have.
Therefore, it is HIGHLY recommended that a home inspection is completed! A home inspection should be able to identify any possible current and/or future issues that the mobile home may have. Identifying issues within a mobile home BEFORE the sale is completed will provide useful information that can help buyers make more of an informed decision on whether or not to continue with the purchase and/or re-negotiate the sales price.
